Please read the house rules and policies below before completing your booking.

Dreamcatcher Ranch Rental California House Rules

MINIMUM/MAXIMUM STAY

There is a minimum stay of 2 nights (with the exception of holidays, holiday weekends require a three night booking) and maximum of 14 nights.

RESERVATION CONFIRMATION

Please note all reservations booked online are tentative until confirmed by the owner. We reserve the right to deny or cancel bookings at our discretion. 

CANCELLATION

Guests will receive a full refund if canceled within 30 days of arrival, and 50% refund if canceled within 7 days. There will be no refund after that. Service fees are non-refundable.

CHECK IN/ CHECK OUT

Check in is from 3:00 p.m. on the first day of your booking. If you need earlier or late check-in please contact us to make arrangements.

Check out is on the last day of your booking by 11:00 a.m. You will receive further check-in instructions via email before the first day of your booking. 

DAMAGE DEPOSIT

Please note there is a damage deposit hold of $5000 will be placed on your card, and will be returned after your stay if there is no damage.

DAMAGE CLAUSE

Lessee accepts full liability and responsibility for any and all damage caused to the property as a result of his/her personal guests while renting this home not limited to the deposit. Owners may use but are not limited to the damage deposit or damage insurance policy for the cost of repair or replacement for anything damaged during the lessee's stay. MCP will notify lessee in writing of reported damage and charges. 

CLEANING FEE

A fee of $1000 will be charged for the cleaning. Please note that extensive mess or damages may result in deduction from your damage deposit.

POOL USAGE AND HEATING FEE

Please note there is a $50 fee per night to heat the spa (for up to 4 hours per night-each additional hour will be billed separately) and $75 fee per stay to use and/or heat the pool. When using the pool and spa - they must be covered after EACH use. Please do NOT leave the pool and spa uncovered all or overnight. We are on a property with a LOT of sand and trees and they will get into the spa and pool easily.

VIDEO CAMERAS

We have multiple cameras set up around the property. Since we do not live there full time this allows us to make sure our property is not only safe, but to be aware of any animal activity (deer that could end up on a pool cover etc or get stuck on the trampoline) … sounds funny - but we have seen it all.

PATIO FURNITURE 

You are welcome to use the patio furniture. Please make sure that ALL covered furniture is covered again each night. We get a LOT of moisture in the air and the cushions will be ruined if not covered each night.

HEATING/AC

There are TWO heaters and AC units.

The Nest thermostat in the breakfast nook on the wall controls the downstairs kitchen, living room, the pool table room and the master bedroom upstairs. The Nest thermostat in the downstairs hallway on the wall controls rooms and bathrooms down that long hallway and the kids room upstairs. When trying to heat the downstairs rooms, the first bedroom (bedroom closest to the kitchen) and the kids room get extra hot. So we usually use floor heaters for the downstairs bedrooms . Your choice of course but there are floor heaters in those rooms to help if the first bedroom and kids bedroom get too hot. 

SMOKING

Absolutely no smoking inside the unit at any time. The property is in a rural fire zone area..This rule is strongly enforced and Lessee will be charged a $350 fee if anyone smokes in the home during his/her stay. Lessee and guests should take extra care to ensure all possible measures are taken to protect the home from fire risk and to protect outdoor furniture from ash burns. Lessee’s damage deposit of $5000 may be used to cover cleaning associated with violation of the smoking policy, including improper disposal of cigarette butts. Additional damages may be sought for furniture burns. in a rural fire zone area-no smoking even outside. Please note there are several cameras outside of the property.

PETS

Absolutely no pets allowed indoors or on the property. 

PARTIES

We do not permit any events or parties on the property, and cannot host weddings. If you are hoping to use our home to entertain people outside of guests included in the reservation, please be courteous and ask for permission first.

QUIET TIME

No loud noises before 8am or after 10pm including music, loud voices, etc. 

WATER AND SEPTIC

The property is on a well and septic systems. Water from the faucets is very hard, but safe to drink. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages. No paper towels. No napkins. And no wipes - even the ones that say they are flushable. 

GARBAGE AND RECYCLING

Garbage/recycling is located outside the guest house. Please take the garbage and recycling cans to the front of the property by the main gate if you’re staying on Sunday. Our trash gets picked up early on Monday in the morning.

LAUNDRY

Guests are welcome to use the laundry room - please look at the instructions if you are using our detergent - the detergent we use is VERY concentrated. So please look at the recommendation sign of using only ONE TABLESPOON per load.

FOOD

Food should remain in the kitchen. Lessee is responsible for any damage to the furniture if cleaning does not remedy damage. As we are in a rural area we ask that you please store all food in airtight containers or ziplock bags. Any food, dirty dishes, crumbs etc. left out will be covered in ants within a day. Even leaving food out on the counters overnight can attract bugs. Please clean up and take out the trash each night., Please also use the coasters - there are coasters all around the house. This helps keep our tables and counters in good condition.

PANTRY 

The right side of the pantry is for guests to use. Because this is our family’s second home, we keep food there. Please keep to the right (open) side of the pantry.

FRIDGE

Again, because this is our family’s second home we keep a few things in the fridge, but there is plenty of space for our renters to fill up their fridge with their groceries.

YOUNG LIVING PRODUCTS

We only use non-living cleaning products to ensure a toxin/chemical-free environment. 

SHOES

We are a shoes off household. We ask for our guests to respect that. There are lots of friends that will attach themselves to shoes and dirt that gets brought in on the land. We suggest bringing socks or slippers for the house. 

OUTDOORS:

Feel free to use the trampoline.

Feel free to walk on the land.

We suggest you wear close-toed shoes and long pants when you walk the land. Please be aware that we are on 20 acres of rural land, there are all kinds of friends out there - ticks, snakes, deer, hawks, rabbits, and other wildlife.
